# Deed

A deed is the legal document transferring ownership of property. The type matters: a warranty deed guarantees clear title and gives the buyer recourse, while a quitclaim deed transfers only whatever interest the seller happens to have — which may be none. Quitclaims are appropriate between family members and are a warning sign in an arm's-length sale.
