# Lease Agreement

A lease is the contract setting the terms of a tenancy — rent, duration, deposits, responsibilities, and how it ends. Residential leases are heavily constrained by tenant protection law, which overrides contrary clauses regardless of what both parties signed. Commercial leases are far more freely negotiated, which is why their length, escalation clauses and repair obligations drive a property's value directly.
