# Multiple Listing Service (MLS)

The MLS is the shared database agents use to list properties and share commissions, and it's the source feeding public portals. Access has historically been the profession's central advantage, and the US legal settlements over commission rules in 2024 changed how that access is paid for. Listings outside it — pocket listings — reduce exposure and, usually, the seller's price.
