Closing Costs

Also called: settlement costs, completion costs, closing disclosure

Closing costs are the fees due at completion — origination, appraisal, title, recording, legal, prepaid tax and insurance — typically 2–5% of the price for a buyer. They're the reason a short holding period rarely pays: buying and selling can consume 8–10% of value in total costs. The itemised disclosure must arrive before closing, and several line items are genuinely negotiable or shoppable.
