Commercial real estate is property held to produce income — office, retail, industrial, multifamily, hospitality. It's valued off income rather than comparable sales, which makes NOI and cap rates the entire vocabulary. It also refinances on short cycles, typically five to ten years, so a rate shock hits owners in waves as loans mature rather than all at once.
